The Opportunity
We are seeking a motivated Senior Property Manager to oversee the property management of industrial assets within Frasers Industrial & Commercial Trust (FLCT) and Frasers Property Industrial (FPI) portfolio. You will lead estate management of a new and exciting Kemps Creek development and build relationships with customers from construction stage to practical completion, and throughout lease tenure.
A critical objective of this role is the delivery of exceptional customer service, site presentation and a focus on maximising the investment performance of the assets.
This is a 12-Month maximum term contract.
What You’ll Do
- Communicate effectively to customers and the Asset Management team including finance, operational, facilities and senior management, providing timely, relevant and professional service
- Drive environmental compliance reporting, whilst working closely with customers, external consultants and the internal construction and planning team
- Manage estate level budgets and ensure estate presentation are maintained including landscaping, and signage
- Build excellent relationships with landlords, tenants, and other operatives within the business
- With the assistance of a management accountant, undertake all accounting procedures required to accurately and effectively manage a property, including accrual accounting
- Review and approve monthly rent roll for customers, and ensure invoices are issued in a timely manner
- Prepare detailed annual income and expenditure budgets along with reconciliation of outgoings in accordance with legislation and leases
- Ensure all leases and other documentation are fully executed and in place, and details recorded upon Property Information Management Systems in accordance with the relevant legislations
- Provide recommendations and assist with the negotiations relating to rent reviews and lease renewals along with other tenant negotiations as required
- Coordinate regular inspections of the buildings to ensure the highest level of housekeeping and care of assets
What You’ll Bring
- Minimum of 3+ years property management experience, preferably in a similar role with a focus on industrial property management
- Hold a valid Real Estate License certification
- Reliable and dedicated self-starter who can work both independently and within a larger team environment
- Ability to develop and maintain effective working relationships with internal and external stakeholders
- Highly organised, with strong attention to detail and accuracy
- Excellent time management skills with the ability to handle multiple tasks, re-prioritise accordingly and maintain a positive attitude
- Excellent written and verbal communication skills, as well as sound numeric and reporting skills
- Competent use of SAP, C4C and other accounting related software is advantageous
- Proficient with using current Microsoft Office Suites
